Heard tearned counsel for the^{petitioner and LearnedAssistant} Government Pteader for Stamps^{and Registration appearing for} respondents. With the^{consentof the parties, the writ petitionis being} taken up for disposat.

Today when the matter^{has been taken up for hearing,learned} counsel for the^petitioner submits^{that writ petition is squarelycovered} by the order^passed by this^{Court in W.P.No.16109of 2024,dated} 19.07.2074, wherein retevant^{paragraphs Nos.13 to 'l 5 are extracted}

"13, As such, the^{letter doted 10.06.2021in} Lr.No.E5t282512021 ond^{the similorletter doted 29.09.2021in} which reference of letter^{dated10.06.2021 was mode, are only} letters submitted by^{District Collector, RangaReddyDistrict to} District Registrar, Registrotion^{& StompsDeportment,Ronga} Reddy District for taking further^{necessoryaction ond that} cannot be the^basis for^refusal for^{registrotion ol the subiect} property. It is otso pertinent to^{note thot subsequently, no} notification was issued by^{respondent outhorities with respect} to the tist of lands mentioned^{in the letter dated10.O5'2022'ln} view of the some, letter^{dated 10.06.2021in} Lr.No.E5t282512021 and the^{similarletterdated29.09.2021} submitted by District Collector,^{RangoReddyDistrict to District} frgTst.o., Registrotion &.^{Stamps Department,Ranga Reddy} District ore not^{in consonance to the provisions of Section 22-A}

Consequently, reference made vide Lr.No.E5l2B25/2021 , dated 10.06.2021 and similar letter dated 29.09.2021 are per se iilegal, orbitrory and bod in law and ore hereby set oside and writ petition stonds allowed. Registerinq Authorities ore directed to receive, register and releose the sale deed presented by the petitioner in respect of the subject property, subject to the petitioner comptying with the provisions of the Indion Registration Act, 190g, ond lndion Stomps Act, 1899. lt is also open to the Registering Authority to refuse to register the subject document, by specificaily assigning the reosons in terms of Section 7l of the Act, l90g and communicote the said decision to the petitioner.

Needless, to state thot respondent Authorities shall scrupulously follow the directions ond shall not further refer to the Lr.No.E5/2825/2021 dated 10.06.2021ond simitar letter dated 29.09.2021 as a reoson for refusat of registration and Registering Authorities shott verify the same before denying the registering on the similar ground which has already been oddressed in this writ petition. tt is made clear that mere registrotior,t of the document does not confer title on the subject property ond it is olso made cleor that this order would not have any bearing on oll those matters where titte/ rights of the parties ore pending before the authorities either in revision / oppeols for adjudication and in any other case this order also does not preclude the porties in asserting their rights before o competent Court of law.

Learned counsel for the petitioner further submitted^{that in the} present writ petition this court, white granting interim order dated 07.02.20?3, had directed the Registering.^{authorities to register the} subject documents. Subsequently,^{in pursuance of said interimorder,} the Registering authorities^{haveregistered the subjectdocumentsand} pray this Court to dispose of the^present writ^{petition in terms of the} order^passed by this Court in W.P.No.161^{09 of 2024, dated 19.07.2024.}
