Registering Authorities ore directed to receive, register and release the sale deed presented by the petitioner in respect of the subject property, subject to the petitioner complying with the provisions of the lndion Registrotion Act, 190g, ond lndion Stamps Act, 1899. lt is also open to the Registering Authority to refuse to register the subject document, by specificaily ossigning the reasons in terms of Section Il of the Act, l90g and communicote the said decision to the petitioner.

Needless, to state that respondent Authorities sholl scrupulously follow the directions ond shall not further refer to the Lr.No.L_5/2825/2021 doted t0.06.20Ztand similor letter dated 29.09.2021 os a reoson for refusol of registrotion ond Registering ,Authorities sholt verify the same before denying the registering on the simirar ground which hos orready been addressed in this writ petition. tt is made clear that mere registration of the document does not confer titre on the subject property and it is olso made cleor thot this order would not hove ony bearing on all those motters where title/rights of the parties are pending before the outhorities either in revision / appeors for odjudicotion and in ony other cose this order olso does not preclude the porties in asserting their rights before o competent Court of law.
