This writ petition is filed seeking the following relief:-

"...to issue a Writ, order or more particularly one in the nature of Writ of Mandamus declaring the action of the Respondent No.5 in Registering the Sale Deeds in respect of land admeasuring Ac.62-00 Gts pertaining to the Petitioners in Sy.No's.156, t57, 158, 159, 160, i6l, 162, 163 and 164, situated at Somvaram Village, Medchal-Mandal, Medchal Malkajgiri District (Schedule Land) exccuted by the Respondents No.10, 11 & 12 Registered the Sale Deeds vide Documents No.367 12022, 368122, dated 1,1 .O3.2O22 atrd 369 I 2022, 37 1 I 2022 and 14.03.2022 in favour of Respondents No.13 & 14 and consequential conversion of schedule land from agriculture land to Non-Agriculture (NALA) vide Proceedings No's 22OO298O22, 2200297997, dated 16.03.2022 and the action of the Respondent No.6 in proposing to grant Iayout approval in respect of the schedule land is as illega1, arbitrary, unlawful, unconstitutional, and against to the principles of natural justice, and may pass such other order or orders the Hon'ble Court may deem ht and proper in the circumstances of the case".

Heard the submissions made by the learned coltnsel for the respective parties and perused the record.

It is stated that the petitioners are the purchasers of various extents of lands in various survey numbers situated at Somvaram Village, Medchal-Malkajgiri Mandal, Ranga Reddy District. It is further stated that the said land was formed into plots after obtaining permission under the provisions of the Telangana Agricultural Land (Conversion for Non-Agricultural purposes) Act, 2006 (for short "the NALA Act, 2006). It is further stated that questioning the execution of the sale deed over the

subject property and also conversion of the said land from agricultural land to non-agricultural purpose under the provisions of the NALA Act, 2006, the. present writ petition has been filed.

Admittedly, the petitioners raising serious disputes with regard to the conversion of the land from agricultural to nonagricultural purpose and also seeking cancellation of the sale deeds. Therefore, this Court is of the opinion that these issues are required to be agitated before the competent civil Court and in a writ^jurisdiction this Court is not in a position to examine the validity or otherwise of the documents being produced by the petitioners or the documents being entertained by the registering authority. Further, as per the^judgment of the Hon'ble Apex Court in Satgapal Anand us. Sto.te of Madhga Pradeshl if any document being executed subsequent to the Rule 26 (i) (k) (i) which was inserted into the Telangana Registration Rules, 1908 they are only having a right of opportunity to represent their grievances before the registering authority. The documents which have been executed prior to that date have to be decided before the competent civil Court.

In view of the various disputed questions being involved with regard to the validity or otherwise of the execution of the documents and also conversion of agricultural land into nonagricultural purpose, the relief sought in this Writ Petition is misconceived and accordingly, the writ petition is dismissed without expressing any opinion with regard to the inter .se rights of either of the parties. However, the parties are at liberty to agitate their grievances before the appropriate forum, in accordance rvith law. No costs.

As a sequel, the miscellaneous petitions pending, if any, shall stand closed.
