Heard learned counsel for the^{petitioner and} learned Assistant Government^{Pleader for Stermps and} Registration appearing^{for the respondents. With their} consent, this Writ^{Petitior-r is disposed of at the stage of} admission itself.

It is the case of^{the petitioner lhat the} Respondent No.3/Sub-Registrar^{refusing to receive and} register the Sale^{Deed dated ll.06-2025presented by the} petitioner in respect of open^{plot admeasuringto an} extent of 575 Sq.^{Yards or480.8 Sq. Metersin} Sy.No.74/4 Part, situated^{at adjacenL to VyjayanthiCo-} operative Housing^{Society, MahendraHills,} Secunderabad and also^{statedthat the State Government} is claiming the subject^{property as 'Governmcntland'in} LGC No.167 of 1997.^{Aggrieved by the action of the} Registering Authority in^{noI registeringthe subject} document, the present^{writ petitionis filed.} -/

Learned Counsel for the petitioner further submits that the issue involved in this matter is connectcd u,ith W.P.No.l9i06 o{ 2OlO, whi,;h is filed by the State Government against the order in LriC.No. 167 of 1997 passed by the Special Court under the A.p. Land Grabbing (Prohibition) Act, 1982, Hyderalrad and the same was dismissed by the Division Bench ,tf this Court on 28.05.2025. Therefore, learned counsel requested to allow the u,rit petition by directing the respondent No.3/Sub-Rcgistrar to rcgister the Sale Derd presented by the petitioner.

On the other hand, the learncd Assistant Government Pleader for Stamps and Registration has not disputed the submission made by the learneci counsel for the petitioner.

In view of the submissions made b.r both sides and in view of dismissal of the W.p.No.191O6 of 2010 on 28.O5.2025, the Writ petition is disposed of clirecting the respondent No.3/Sub-Registrar to receive, register and release the document presented by the pt:titioner in \e6pect of subject property without reference to LGC

No.167 of 1997, subject to the petitioner complying^with the provisions of the Indian^{RegistrationAct, 19O8, and} Indian Stamps Act, 1899. It is also open to the Registering Authority to refuse the document^presented by the petitioner, if any other objections, by duly assigning the reasons and communicate the sarne to the petitioner

It is made clear that mere registration of the document does not confer title on the subject^property and it is also made clear that this order^{would not have} any bearing on all those matters where title/rights^{of the} parties are pending before the authorities either 1n revision/appea,ls for adjudication and in any other^case this order also does not preclude the parties in asserting their rights before a competent Court of 1aw. However, there sha-ll be no order as to costs.
