The petitioner filed R.C.P.No.22 of 2019 on the file of the Rent Control Court, Thiruvananthapuram under Sections 11(3) 11(4)(ii) and 11(4)(iii) of the Kerala Buildings (Lease and Rent Control) Act, 1965, seeking eviction of the tenant from the petition schedule premises. The petitioner has filed this original petition under Article 227 of the Constitution of India, invoking the supervisory jurisdiction of this Court, seeking an order directing the Rent Control Court, to finally dispose of R.C.P.No.22 of 2019, within a time limit to be stipulated by this Court. The grievance of the petitioner is the delay in disposal of that Rent Control Petition, which is one filed in the year 2019.

Heard the learned counsel for the petitioner-landlord. Considering the nature of reliefs proposed to be granted, service of notice on the respondent-landlord is dispensed with.

The learned counsel for the petitioner-landlord would submit that the Rent Control Petition is of the year 2019. The petitioner-landlord is a senior citizen aged 61 years. Therefore, a time bound disposal of that Rent Control Petition is highly

essential.

Having considered the submissions made by the learned counsel for the petitioner-landlord and also considering the nature of issues involved, this original petition is disposed by directing the Rent Control Court, Thiruvananthapuram to finally dispose of R.C.P.No.22 of 2019, as expeditiously as possible, at any rate, within a period of four months from the date of production of a certified copy of this judgment.
