After due notice to all the parties, the Taluk Surveyor visited the property on 22/6/2008, those were identified, surveyed and the estimated value of land and trees were prepared. Necessary valuation statement and mahazar were also prepared. On 7/12/2008, item Nos.1, 5 and 13 were visited along with the Expert Engineer and buildings were also valued. The expert appointed for valuing the buildings submitted his valuation statement in respect of items 1, 5 and 13 of B schedule. In regard to market value of land, it is stated that the Commissioner had made sufficient enquiry. According to him, he had taken into consideration the locality in which the property is situated, its potential value and its lie and nature. He prepared a valuation statement for each item consolidating the land value, the value of trees and value of structures. According to him, the value of share allotted to the plaintiff would come to 22,97,290/-. The total value of properties sought to be partitioned is estimated at 1,60,99,504/-. The mahazar and the necessary valuation have also been produced.
