Petitioner has been made accused in connection with Complain Case No. 5617 of 2022 for the offences registered under Section 420 of the Indian Penal Code, pending in the Court of Sri Raj Kumar Pandey, learned Judicial Magistrate 1^st Class, Ranchi.

Petitioner is alleged to have taken about Rs.12,00,000/- from the complainant for sale of land in the year 2017. Later on petitioner did not execute the sale deed.

Learned counsel for the informant has opposed the prayer for bail and submitted that Rs.2,00,000/- were given to the petitioner by way of cheque. Learned counsel further submitted that if the petitioner executes the sale deed, he has no objection at he is released on bail.

Learned counsel for the petitioner submitted that petitioner has remained in custody for about one year. It was further submitted that this case is of civil nature.

In view of the submission made above, I am inclined to enlarge the petitioner on bail. Accordingly, the petitioner, above named, is directed to be released on bail on furnishing bail bond of Rs. 20,000/- (Rupees twenty thousand) with two sureties of the like amount each, to the satisfaction of

Sri Raj Kumar Pandey, learned Judicial Magistrate 1^st Class, Ranchi, or his successor, in connection with Complain Case No. 5617 of 2022.

In view of the observations made regarding the nature of this case, will not affect the case of the parties.
