Challenge is to the order dated 13.04.2018 passed by Appellate Authority, Chandigarh under the provisions of East Punjab Urban Rent Restrictions Act, 1974 as applicable to Chandigarh whereby appeal preferred by the landlord was allowed ex-parte.

During the course of hearing, the Court proposed to the counsels that the appeal can be ordered to be adjudicated on merits in a time bound manner to which both the counsels have agreed.

In view of the consensus arrived, the impugned order dated 31.01.2014 passed by Appellate Authority, Chandigarh in Rent Appeal No.15/121 of 2010 is hereby ordered to be set aside. The parties are directed to appear before the Appellate Authority on 25.08.2025 . The Appellate Authority shall decide the appeal within 60 days thereafter.
