PRAYER: Civil Revision Petition is filed under Article 227 of Constitution of India, to direct the learned Rent Controller cum Principal District Munsif Court, Tirunelveli District to dispose the R.C.O.P proceeding in R.C.O.P.No.71 of 2018 on the file of the Rent Controller cum Principal District Munsif Court, Tirunelveli District within a stipulated time fixed by this Court.

The land lord/petitioner in R.C.O.P.No.71 of 2018 on the file of

the Rent Controller cum Principal District Munsif Court, Tirunelveli District has filed the present revision petition seeking expeditious disposal of the rent control proceeding.

A perusal of the records reveal that the said petition has been filed for fixation of fair rent. An Advocate Commissioner was appointed in I.A.No.2 of 2019 and he has already filed a report. The tenant has filed I.A.No.7 of 2024 seeking to scrap the said report and valuation and to appoint a Public Works Department Engineer to value the petition

mentioned properties. This application is still pending. The records further reveal that the evidence on either side has been closed and the land lord has already submitted his side of arguments. The R.C.O.P is posted only for respondents' side enquiry.

Considering the above said facts, the Rent Controller cum Principal District Munsif Court, Tirunelveli District is directed to dispose of I.A.No.7 of 2024 on or before 31.03.2025 and thereafter, proceed to dispose of R.C.O.P.No.71 of 2018 before 31.07.2025.

With the above directions, this Civil Revision Petition stands disposed of. No costs.
