a) for specific performance of the agreement of sale dated 30.04.2022 entered between the plaintiffs and the defendant by directing the defendant to execute and register the sale deed with respect to 1/3rd share of the suit

property in favour of the first plaintiff upon the receipt of balance sale consideration of Rs.1,50,00,000/- and in case of default by the defendant respite of decree from this Hon'ble Court, this Hon'ble Court be pleased to execute and register the sale deed with respect to the defendants 1/3rd share of the suit property in favour of the first plaintiff;
b) for cost of the suit;

memo is filed to the effect it is agreed between the parties that the sole defendant has agreed to execute a registered sale deed along with the plaintiffs 2 and 3 in favour of the first plaintiff to convey the suit schedule property, in the third week of March, 2024 at a date convenient to all the parties.

Rs.1,50,00,000/- to the defendant towards his 1/3rd share in the suit schedule property to his savings bank account No.40107258612 at SBI, Raja Annamalai Branch. Similarly, the parties have agreed to various terms.
and the memo of compromise shall form part and parcel of the record. No costs. Decree shall be in terms of the memo of compromise.
