As per the above document, an extent of 11 cents of land in Sy.No. 245/6 of Karimpuzha II village was sold for Rs. 50,000/- and the above said document is taken by the Land Acquisition Officer to assess the land value of the acquired land. The land was sold by Kunhumohammad, S/o. Murichira Muhammad, Elambulassery amsom Pombra desom to Murichira Salim, Elambulassery for a sum of Rs. 50,000/- and on the basis of this document the land value of the acquired land was fixed as Rs. 10,86,800/- per Hectare that is Rs. 4400/- per cent. According to the claimant the land value prevailed in the locality at the time of acquisition was Rs. 25,000/- per cent. He has produced Ext.A1 certified copy of document No. 3504/98 executed before S.R.O. Sreekrishnapuram. A.W.1 has given evidence that the acquired property has got more importance than the property covered by Ext.A1 document. Ext.A1 document shows that the property of 0.46 cents is sold for an amount of Rs. 12,500/-. In Ext.C2 report the commissioner has reported that the acquired area is a residential area and it is also commercially potential area.
