In this original petition under Article 227 filed by the tenant, the prayer is that a direction be issued to the rent control appellate authority, Kollam, to hear and dispose of Ext.P2 appeal as well as Ext.P3 delay petition expeditiously within a time frame.

On considering the original petition for admission, we called for a report from the learned rent control appellate authority. It is reported to us by the learned appellate authority that the matter stands posted to 20/1/2011 for return of notice to the respondent. According to the learned authority, if the respondent landlord does not seek time to file counter to the delay petition, it will be possible to dispose of Exts.P2 and P3 on 20/1/2011 itself. In case there is contest, the learned authority will require about one more month's time.
