During the subsistence of aforesaid mortgage, on application of the defendant No.2, for the purpose of working capital requirements to develop their firm, the applicant bank sanctioned Term loan for a sum of Rs.5,00,000/-, and the defendant No.2 has agreed to repay the same with a minimum interest at the rate of 9.70% per annum compounded at monthly rest or at such rest and such enhanced interest being added to the balance outstanding on the last working day of every month and the said interest if unpaid will become part of the amount advanced (i.e. the principal amount as mentioned above) and bears interest at the same rate. The loan amount is repayable in 60 equated monthly consecutive installments a sum of Rs.8,333.33 commencing from 31.10.2018 and she agreed to pay accrued interest as and when debited. Further, the defendant No.2 has agreed to pay higher and revised rate of interest on going base rate of the applicant along with other commission, insurance premium, expenses, charges etc., Further, the applicant is entitled to recall any time the entire loan, or balance thereof as the case may be, in case of default of payment of any instalment or violation of any of the terms and conditions of sanction. The defendant No.2 has agreed to pay 2% additional interest in case of default. As security, evidence and cover, for the said term loan a sum of Rs.5,00,000/-, the defendant No.2 has executed the following documents at Madurai on 20.09.2018 infavour of the applicant bank viz.,
