 1. Heard both sides. Perused the record.

 2. In the course of hearing, the learned counsel for

 the petitioner submitted that if he is given sufficient
 time to vacate the premises he would not press the
 petition. This aspect is consented to by the learned
 counsel for the respondents. Hence, the petition stands
 dismissed on the said submission of the petitioner.

 3. The petitioner is given time of one calendar year
 from today to vacate the suit premises on condition that

 he shall not create third party interest in the suit
 property and that he shall continue to pay the rent
 regularly and also pay arrears, if any, within four
 weeks from today. The undertaking to be furnished on
 Thursday, the 13th April, 2006.

 With this direction, the petition stands disposed of.
